In November 2025, the RBH Capital team delivered a major end-to-end capital transformation of The Met Hotel Leeds, an independent hotel and one of the city’s most significant heritage assets. Alongside Covivio, we repositioned the property from a traditional midscale offer into a contemporary lifestyle destination to unlock the long-term value for the asset and owner.
The £16M project (£12M on internals and £4M on externals) demonstrated the versatility and skillset available within the RBH Capital Team. The internal part of the programme involved a phased strip-out and renewal of all bedrooms, public areas and meeting spaces, carefully sequenced from the upper floors down to maintain operational continuity. By converting 3 of its meeting rooms, we were able to increase the hotel's room count from 120 to 125, including luxury premium suites. As a listed building, the restoration of the property included multiple elements which enhanced and uplifted the existing building; from restoring existing features and cornicing in bedrooms to the beautiful glazed screens in the hotel’s iconic ballroom, thus respecting the hotel’s original Victorian architecture and drawing upon the city’s past.
Externally, the infrastructure upgrade has future-proofed the building, including a new electrical substation to support enhanced air-conditioning as well as the installation of solar panels.
The project successfully repositioned The Met Hotel Leeds for modern guest expectations and sustained commercial growth, establishing the hotel as a high-quality, resilient investment in a prime city-centre location.
